When do I have to pay the rent?

First rent

Payment of the first rent

The payment of the first rent (along with other steps) is part of the lease signing process, which must be completed within 24 hours of the landlord's acceptance of the reservation request. When the money for the first rent is credited to our company's account, the lease agreement becomes valid and your rented accommodation is prepaid for 5 to 30 days (depending on the lease length).

Due date of the first rent

The due date of the first rent is within 24 hours after the acceptance of the reservation request that you have for the conclusion of the lease signing process.

Second and other rents

For leases longer than 30 days (except for the payment of the first rent within 24 hours after the acceptance of the reservation request), the additional rents are required according to the length of stay. And because we're aware of the importance of these payments, the Flatio system will send you either reminders of upcoming due dates or reminders for unpaid payments at regular intervals, both in the form of mail notifications.

On-time payment

To avoid stressful situations with the accommodation, we strongly recommend you not to ignore these email notifications and to pay the rent on time (according to the chosen payment method). In case of failure to pay by the due date, the landlord may terminate the lease agreement with three days notice.

Due dates of the rents

With the first rent you've prepaid your accommodation for 30 days (from the beginning of the rental period). The due date of the next (second) rent is 10 days before the end of the prepaid period OR 20 days after its beginning (it depends from which side you look at it). For further clarification you can find an example below.

Example situation: Imagine you have an accepted reservation request with a successfully completed lease signing process from 24.05.2018 to 31.07.2018 and the monthly rent is 12 000 CZK. The duration of this reservation is 69 days.

By paying the first rent, you've prepaid your accommodation for the first 30 days from the start of the lease agreement, i.e. during the period 24.05.2018 to 22.06.2018. At this point, you can live in this accommodation because you've already paid for it. So there are 39 days left.

The due date of the second rent is within 20 days after the beginning of the prepaid period covered by the first rent, i.e. by 12.06.2018, by which date the money for the second rent must be physically credited to our company's account. By paying the second rent, you pay  the accommodation from the landlord for another 30 days in advance, i.e. in the period from 23.06.2018 to 22.07.2018.

And the same principle is applied to the due date of the third and last rent, which in this case is proportionally only 9 days. The due date of the third rent will again be within 20 days of the start of the current prepaid period, i.e. until July 12, 2018 (you can also see that it's actually 10 days before the end of the current prepaid period). By paying the third rent, you're pre-paying the accommodation for the remaining part of your stay, i.e. for the period 23.07.2018-31.07.2018.

Rent list (payment schedule)

You can get to the full rent list (or payment schedule) easily through the My Housing app. There are two ways you can do this:

Method A

  1. Go to the Contracts section.
  2. Click on the button with the PDF icon and the text Sublease.
  3. You can find the complete rent list on the last part of the lease agreement (under Annex No. 1).

Method B

  1. Go to the Payments section.
  2. Here you can see the following sections: Current payments, Unpaid payments, and All payments.
  3. If you click View history of payments in the All payments section, the system will show you a list of all past payments.
  4. If you click View future payments in this section, you'll see a list of all future payments due.
