After you make a reservation, the landlord has 24 hours to approve it. If he/she does not notice it immediately, we will try to contact him/her. If your request does not get noticed or approved within 24 hours, however, and you do not want to wait anymore, we will unblock the reservation fee of 500 CZK from your card. Then you just make a reservation of a new offer. It will surely work out this time!
We want to provide only serious tenants to our landlords on Flatio. If you change your mind about your reservation within 24 hours from making it, you can cancel it easily. It cannot be already approved, however. If it is already approved and you still want to cancel, do not sign the lease contract. In both cases, you have to pay a cancellation fee - 19 €.
If the landlord does not decide to approve your reservation within 24 hours and you do not want to wait anymore, you can easily cancel it. In that case, you do not have to pay any cancellation fee and the amount of 19 € on your card will be unblocked.
In that case, it is best to cancel your reservation and pay the cancellation fee of 19 €. Make a reservation of only those offers you are really interested in. We want our tenants as well as our landlords to take the whole process seriously.
You can move in immediately after the contract conclusion. It depends on your agreement with the landlord.
First, you choose a right flat with the help of our smart search and filters, virtual tours, photos, apartment descriptions or ratings.
After that, you choose the time period you want to rent the flat for and click the Make a reservation button. You will enter a second page where you will find a summary of the reservation, the payments and the fees. If you are using Flatio for the first time, you provide some information about yourself, too. After your reservation request is complete, 500 CZK is blocked on your card, so do not forget to make sure that it is available. The amount will be charged only if your request is approved, i.e. if the landlord approves your reservation.
Once you send a reservation request, the landlord is notified that you are interested in his/her offer. From that moment, he/she has 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.
In that case, the amount of 500 CZK blocked on your card will be unblocked.
The landlord always has to confirm if you can move in in your selected time period first. If he/she rejects your request, do not despair. Make sure that your profile includes all the necessary information and a profile picture is not missing. The landlords usually base their decisions about approving reservations on the profiles of potentia tenants. If your next reservation is not successful either, let us know. We will gladly help you find accommodation on Flatio.
The contract must be concluded within 24 hours after the reservation approval. If you do not manage to do so, your reservation will be cancelled. You are not entitled to a reservation fee refund in this case.
We don't understand how this could ever happen, but we are ready to deal with it.
If you don't move in within 48 hours after the appointed time and you don't contact he landlord, you are not entitled to the refund of the reservation fee or your first rent.
Do not worry. We guarantee that all the verified offers of the apartments on Flatio are in accordance with reality. If you find any differences and are not satisfied as a result, let us know by 20:00 the next day after you move in. We will investigate the situation and we will refund you your money. What is more, we will find accommodation in a hotel for you, for seven days. We will also help you find a new apartment and you will get a 50 % discount from the previous apartment's monthly rent to cover the first rent for your new apartment, which you will find on Flatio.
It is important to point out that the belongings of an already present tenant can also be part of the apartment, for example when you rent one bedroom in a multi-room apartment.
First, you let us know that there is a problem. We'll come to check it out and we'll discuss further options. We'll try to come with the landlord so he/she can explain the situation or even solve it. If there is no solution, we will help you with a substitute accommodation.
In this case, you just need to terminate your contract in the application My Housing. The notice period on Flatio is counted from the first day of the following month and lasts only 1 month.
The shortest period for renting an apartment is 14 days.
Every apartment or room offer includes information on how you can rent it. Some apartments can only be rented as a whole, in others, you can rent single rooms, too. We are not offering single beds at the moment.
You can find all the information about your rental after you log into the application My Housing. You can also make all the changes and view your payments there. If you are renting the apartment properly, it will be marked with a green circle in the application My Housing.

The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without Flatio is not that easy.
All the apartments on offer on Flatio must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.
You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on Flatio.

Monthly rent is a rent for 30 days. If you are going to stay for longer than that (e.g. 31 days), you are going to pay one full monthly rent (rent for 30 days) + a proportional part for 1 day. If you are going to stay for less than 30 days (e.g. 20), you are going to pay a proportional part according to the number of days of your stay.
First rent must be paid within 24 hours since the approval of your reservation. The second one payable 20 days since the beginning of the contract (i.e. from the day of moving in) and every other always after 30 days since maturity of the second rent.
On FLATIO, you have a variety of payment methods to choose from. You can use your card, GoPay payment gate or bank transfer. Just pick the one which suits you the most.

We will request unblocking the booking fee as soon as you will qualify for it. The GoPay payment gateway has maximally 2 days to unlock it. Then it just depends on the speed of your bank, which may take another 5 days.
