BOOKING

What if the landlord does not approve my reservation?

The landlord has 24 hours after you make your reservation for approving it. If he/she denies it and you don't want to wait we'll unblock your reservation fee of 19 € on your card immediately. The GoPay payment gateway has a maximum of 2 days to unblock it. After that it's up to your bank - this can take up to 5 days.

What if I change my mind about the reservation?

We only want to offer to our landlords serious tenants. If you change your mind about your reservation within 24 hours of making it, we have to demand a cancellation fee - 19 €.

You won't lose any money if the landlord does not decide within 24 hours. If you don't want to wait any longer, just cancel your reservation. It wasn't your fault so the reservation fee of 19 € on your card will be unblocked.

I accidently booked a flat I don't want. What should I do?

In that case cancel your reservation and pay the fee of 19 €. Book only the offer you are really interested in. It's important that the landlords and tenants take the whole process of renting seriously.

How soon after making the reservation can I move in?

You can move in immediately after the contract conclusion. It depends on your agreement with the landlord.

How does the booking of new accommodation work?

First, choose the right flat. Use our virtual tours, smart search, photos, descriptions and feedback.

Then choose the period you want to rent the flat for and click the Choose room button. You will enter a second page where you will find a summary of all bookings and services. On the right, you will see a list of all payments. If you are new to Flatio, you will be asked to fill in some additional personal info. Then you finalize the booking.

What happens after I book the housing?

Once you send a booking application, the landlord receives a message. From that moment, he has 24 hours to approve or deny your reservation.

Landlords are mainly interested in your profile. Fill in all obligatory information, add your profile picture or film a short video. That will make you more attractive for the owner and your reservation is more likely to be approved.

My reservation request has been denied. What can I do?

Your reservation has to be approved by the landlord. If it was denied, check your profile for all obligatory information. Don't despair. You'll get it next time. And if not, don't hesitate to contact us for help.

In that case the 19 € fee will be unblocked from your card.

It's been 24 hours since my reservation and nobody has contacted me yet. What should I do?

In that case contact us directly. You can do so on FLATIO, via email on info@flatio.cz or call us +420 228 886 510. We'll solve it together.

Accidents and hazards

What happens if I don't enter into the contract after the landlord's approval?

In that case your reservation is canceled. You are not entitled to a reservation fee refund. The contract must be concluded within 24 hours after the reservation approval.

What happens if I don't pay the deposit?

Typically, there is no deposit charge for most landlords on Flatio. If you encounter one of the few apartments where the owner requires a refundable security deposit, you need to pay it in order to properly enter into the housing contract. That must be done within 24 hours of your booking approval. If you fail to do so, your booking will be canceled. In this case, we do not refund the booking fee of 19 €.

What happens if I don't move in?

We don't see any reason for a such situation, but we are ready to deal with it.

If you don't move in within 48 hours after the appointed time and you don't contact he landlord, you are not entitled to a refund of the reservation fee or first rent.

What happens if the flat is not as described?

All apartments look exactly like they do on Flatio. If not, please inform us within 24 hours of moving in. We will investigate the situation and then we will refund you your money. Moreover, you get a seven days' stay in hotel from us. And what's more, we'll help you find a new flat and you will get a 50% discount from the previous flat's monthly rent to cover your first rent! All you have to do is find your new apartment via Flatio.

Remember that the current tenant's things may also be part of the flat. For example if you only rent a bed in a shared room.

How does compensatory accommodation work?

First, you let us know there is a problem. We'll come to check it out and we'll discuss further options. We'll try to come with the landlord so he/she can explain the situation or even solve it. If there is no solution, we'll accommodate you in an apartment or a hotel and prepare storage for your belongings. We'll be happy to help you find a new flat.

I need to move out before the date my contract ends. What can I do?

You just need your application My Housing to terminate the contract. You can find a sample form "Notice of withdrawal" in Terms and Conditions. The notice period on Flatio is only 1 month.

What's the shortest period I can rent a flat for?

The shortest period for renting an apartment is 14 days.

Can I only rent a room or bed?

Every offer has information about its renting options. Some flats can be rented whole, some offer a room or a bed.

How do I know I have completed the whole renting process?

All information about your housing can be found after logging into My Housing. You can edit and view your payments there. You'll see a green button when the flat is properly rented.

I want to move in with other people. Is there any way to find out some information about them?

This option is not ready yet, however, it is coming soon.

What is a medium-term rent?

Medium-term rents are for 1 to 6 months. Most of the landlords offer long-term rents or rents for a few days. Therefore getting a medium-term rent without Flatio is not that easy.

What is the standard furnishing of flats?

All flats offered at Flatio are personally checked by our team and must meet a certain standard. We require a furnished flat, clean bedding and towels for every new tenant from our landlords.

CONTRACT

Can I go through the contract before I book the housing?

You can visit the contracts in advance and online with every offer. You can find it in My Housing after its conclusion.

You don't have to worry that your contract won't be advantageous for you when you work with FLATIO. Our contracts are made to avoid any problems! Some landlords prefer their own contracts which are adjusted to our conditions.

Is the online contract signing safe?

Yes, it is safe. All communication goes via an encrypted connection.

What exactly does "verified offer" mean?

Our team pays a personal visit to every flat offer. We guarantee the truthfulness of the offer. That is really important to us.

DURING YOUR STAY

I don't want to live here anymore. How to end it?

You can end your stay anytime just by submitting a Notice of withdrawal of the use of the dwelling at My Housing. The standard notice period is 1 month.

Can I see the flat personally before signing?

Why would you spend time visting one flat after another? Just use our virtual tour which allows you to see several flats in a just a few minutes and you don't even have to leave your house.

We guarantee all our flat offers! If one does not meet the description, you'll get your money back and we'll arrange a stay in a hotel room for you.

I have several questions about the flat. Can I contact the landlord directly?

Unfortunately not. It's not possible at the moment.

I'm moving out. Will I get my deposit back?

You'll get your deposit back withing three working days after your rent ends. If there is any problem, call us on +420 228 886 510 or write to podpora@flatio.cz.

I've moved in but the actual condition of the flat does not meet the offer. What can I do?

If after moving in you find out that the flat does not meet the offer, let us know within 24 hours and we'll help solve your problem.

Who should I contact when there is a problem with the accommodation?

PAYMENTS

Monthly rent - how does it count?

Monthly rent = rent for 30 days
Do you live more than 30 days (e.g. 31 days)?
You pay monthly rent (rent for 30 days) + proportional part for 1 day.
Do you live less than 30 days (e.g. 20 days)
You pay proportional part according to the number of days.

When will I pay the rent?

First rent must be paid within 24 hours since the approval of your reservation. The second one payable 20 days since the beginning of the contract (i.e. from the day of moving in) and every other always after 30 days since maturity of the second rent.

How can I pay?

FLATIO offers you the choice of any payment method you want. You can pay by card, GoPay and bank transfer - just choose the most pleasant way for you!

Are payments by FLATIO safe?

Of course :) We use only standardized payment methods which are used all over the internet. We are also registered with ČNB as a small amount payment provider. We are monitored by ČNB. All is safe and double-checked.

How do I pay the rent?

Pay your rent easily online after logging into FLATIO. Use the section Payments where you can also find an overview of all your payments so you won't forget anything. Pay by card using My Housing.

I live with more people. Can we pay the rent from one account?

The rent must be paid separately for every single contract. If you want to pay together, you have to sign a new contract with all of you together.

Will I get any receipt?

You can find your receipts in the app My Housing. You can download them to your computer or print them out.
