The common spaces and kitchen were decent, there were no major problems. The induction stove and the oven works very well, there is plenty of cupboard space and fridge space and I always felt comfortable using them.

The toilets were also okay, there was always hot water although I would have loved some shared hand towels that would be changed every few days in the bathrooms.

The main problem with this accommodation was with the room we were in, which was the worst room by far in the coliving.

Something we noticed immediately when coming in the room: horrible mold and rotten moistrure smell, like when leaving washed clothes in the washer for days. Realised the smell is coming from the wardrobe, making it unusable. Horrible unlivable smell. We tried cleaning it ourselves a few times with bleach and different solutions, airing it out with a fan, and we complained to the host, they cleaned it as well but nothing fixed the smell. In the end we just kept it closed and far away from us. We lived from our suitcase for the whole stay. The room needs a new wardrobe and drawers.

The chairs in the room were also incredibly dirty, maybe even moldy, we covered them with t-shirts and sat on them that way, since they were disgusting. They are also very uncomfortable for working. This is not the case for the other rooms, they have good working chairs and desks, but this room in particular had unusable chairs. There is no sunlight in the room anyway, so we spent most of the time working in the common areas. We just used the room for sleeping.


Overall the common areas are okay-ish, maybe the cleaning team can do a bit better and deep-clean more often, and some of the other rooms are very nice. Unfortunately the room we were in is the worst and it definitely needs an upgrade to the chairs and wardrobe. There is virtually zero sunlight in the room, but it says that in the description.

AVOID THIS HOST AT ALL COST

Accommodation was actually great, I stayed for my Erasmus, 4 months total.

In the beginning everything went smoothly, good communication.

But later, I learned that the host was applying unlawful control of my privacy, deducting whether people came to my flat to sleep or not and asked for extra unjistified charges. Without talking about the fact he charged me for every furniture.

This made me feel unsafe in this accomodation, while still paying a fair price.

I was in my contractual right to shorten my stay, but the host didn’t accept it and took it badly.

After that he took everything I tried to communicate personnaly or badly and decided not to answer anymore.

I had to contact flatio and communicate trough them only to get somme assistance.

At the end he didn’t want to reimburse anything, flatio had to reimburse me and take actions with the owner.

The flat per se is good, flatio’s service is good. But avoid this host at any cost.

Tivemos a oportunidade de ficar nesta habitação durante dois meses e, embora a zona seja encantadora e a experiência de conhecer a vizinhança tenha sido muito positiva, gostaríamos de deixar alguns pontos de reflexão para futuros hóspedes:
• A Envolvente: A localização é, sem dúvida, o ponto forte. É uma zona excelente para quem quer conhecer a região.
• Conforto Térmico: Devido à estrutura da casa, o espaço tende a ser frio em meses de menos calor. Foi necessário o uso frequente de aquecimento elétrico para manter o conforto, algo a ter em conta na gestão das expectativas de climatização.
• Espaço e Funcionalidade: A casa tem uma decoração rústica e original, embora o excesso de mobiliário e de itens pessoais possa limitar um pouco a área útil de um T0. A zona da cozinha, por ter uma parede rochosa natural, exige uma limpeza mais frequente devido à libertação de pó.
• Logística: Tivemos alguns contratempos com a partilha do quadro elétrico com a casa vizinha e com a organização de visitas de novos interessados. Sugerimos uma coordenação mais próxima entre proprietário e inquilino para garantir a privacidade de ambas as partes.
Conclusão: É um espaço com muito potencial, ideal para quem procura uma estadia curta e valoriza a localização, desde que esteja ciente das características mais rústicas da habitação.

Nie nadaje się do długoterminowego najmu. Przy wprowadzeniu zastaliśmy pokój tylko powierzchownie wysprzątany z widocznym kurzem i brudnymi oknami. Pokój jest mały, ale zgodny z ogłoszeniem. Kuchnia: wspólna, brudna z powodu innych współlokatorów, ale wyposażona wystarczająco do zwykłych potrzeb. Łazienka zawsze była niedokładnie posprzątana i niedomyta, śmierdziała nawet po sprzątaniu, rury odpływowe ciągle zatkane, prysznic z odpadającą podstawą i niedomyty, toaleta śmierdząca i brudna. Najgorszą rzeczą było podejście właściciela/firmy wynajmującej do wynajmującego: w mieszkaniu wielokrotnie był problem z palącymi współlokatorami. Problem był zgłaszany wielokrotnie w ciągu czteromiesięcznego wynajmu, jednak odpowiedzią były najpierw zapewnienia że problem będzie rozwiązany (nie był), a przy kontakcie telefonicznym słowa "jutro się wyprowadza, sporządkujemy". A śmierdziało codziennie i zapach papierosów pozostawał na wiele dni. Ogółem nie polecam i za podobną cenę rekomenduję znaleźć inne mieszkanie.

The location is excellent, at the exact centre of Budapest, with lots of public transportation options nearby, and generally anything you might need around it. It felt appropriate for shorter-term stays, where one would like to explore Budapest and be able to go around easily, but for longer-term stays or working from home for many hours, I would personally think that something more spacious and with a bit more natural light would be more appropriate.

The host was very kind and accommodative. There were a few issues upon move-in, e.g. with the washing machine not working properly, but the host offered to address them promptly -- I guess these things can happen, if previous guests hadn't been using it or didn't report the issue.

The owners of this apartment are kind people and were initially quite welcoming. However, as time went on they were negligent and this resulted in a very uncomfortable three months. We lived with a daily infestation of mosquitoes (20+ mosquitoes) due to cracks in the doors and windows that needed tending to. The paint on the ceiling began to fall off, the fans emitted a chemical smell and the heater failed to work once it got cold. All of this would not be an issue if there were technicians that were sent to assist in these matters, but nothing was ever done about it. It was even more frustrating as we were caring for our baby and trying to make sure he had enough heat and wasn’t constantly being bitten by mosquitoes. I would not recommend renting from them for anyone. The only pluses are that they decorated the apartment beautifully and it’s spacious / centrally located in Giovinazzo. Otherwise, you will be living uncomfortably and without assistance.

LANDLORD'S REPLY:
We are frankly astonished by this 1.5-star review, as it presents a distorted version of the facts and unfairly questions our professionalism.

From the very first week of their stay, the guests lost the apartment keys, creating a serious inconvenience and a security concern. Despite being away at a wedding, we immediately activated our contacts and arranged for a new set of keys to be delivered within a few hours. This is not negligence — it is prompt and responsible action.

During their stay, there was also a general power outage affecting the entire town. This was entirely beyond our control. Nevertheless, we contacted the local authorities to gather information and kept the guests informed. Once again, we acted proactively and responsibly.

Regarding the heating: the apartment’s heating system was already set to a normal high temperature appropriate for winter conditions. However, this was apparently considered insufficient. As a consequence, the air conditioning system was operated continuously, 24 hours a day, in heating mode. Running such a system non-stop inevitably led to overheating and a noticeable burning smell. This was not due to a malfunction of our heating system, but to the extreme and continuous use of the air conditioning unit.

It is also important to clarify that the apartment is located in a 15th-century historic building, with ceilings up to six meters high. Expecting to maintain a constant indoor temperature of 25°C in such a structure during winter is unrealistic. The attempt to reach that temperature resulted in excessive energy consumption and significant humidity buildup, which ultimately caused mold damage.

For this reason, immediately after the guests’ departure, we had to send professionals to repair the damage. This proved necessary, as the apartment was left in poor condition. The professional cleaning company we hired reported serious hygiene issues, including bed sheets left soiled with a child’s vomit. These are documented facts, not subjective impressions.

We understand that traveling to a new country with a newborn can be stressful. However, stress does not justify damaging a property, misusing equipment, or publicly portraying the hosts as negligent.

We stand by the quality of our property and by the way we handled this situation. Future guests are invited to consider all aspects of what occurred before forming their own judgment.

Из минусов , в момент заезда в квартире было +14 градусов и один обогреватель, очень холодно.
Санузлы очень маленькие, в душевые приходилось заходить боком, унитазы расположен прям возле стены, для больших людей большая проблема!

I was not satisfied with my stay.
During the last 12 days of my stay there was no hot water in the house. It was not fixed before I left, and there was basically no communication (I always had to ask for updates myself), no apology, no offer of a refund.
I think the house could be well-run and a nice option, but there is a complete lack of organization and communication and interest in taking care of the guests, so all in all I cannot recommend this place.

Average experience, surely way too expensive for what is given.
More than €800 for a room in a shared apartment with 3 other people, with just one bathroom, 30 minutes away from the city centre (by public transport), is not worth it.
Additionally, the kitchen is cluttered with unnecessary junk that should be stored elsewhere. With "junk" I mean piles of wooden panels stored even under the kitchen table. The pictures in the listing, obviously, do not show that.
As for the check-in, the owner wasn't there, which is totally fine, but what isn't is that the person she charged with handing me the keys came two hours late, never answered my phone calls and showed me my room still messy.
Clearly, not everything is bad; the room was well equipped with furniture and comfortable. The owner recently replaced the old kitchen furniture; now the fridge is bigger and has freezer storage for everybody.
The neighbourhood isn't touristy at all, so no noise during the night and quite well equipped with supermarkets, restaurants, bakeries and a swimming pool nearby.

The apartment is in an old and dilapidated building, and some of the home appliances are new. The washing machine didn't work from the beginning (flooding, interrupting mid-cycle), and it wasn't easy to communicate with the host, but in the end, we agreed on a rent discount for compensation. The house strongly smells of acrylic paint and old wood from the doors, and also the bathroom often had a bad odour coming from the sewers.
Ok for the good position and for a few-day stays, but I wouldn't recommend it for longer stays.

The room was quite big, the kitchen had a steamer, mixer, quite big fridge, but unfortunately no oven, which may be problematic with longer stays. The shared bathroom was great, but the private shower was a little bit moldy. I really enjoyed the balcony view.

Unfortunately, the host gave me the most uncomfortable housing experience in my life.
At first, he was very helpful, he showed me around, even prepared food for me. This behaviour ended when he started being touchy and I declined his two propositions of intimate relationship. He did not let me have a guest in my room for three days, even if, according to the lease, that was my right. When I left the apartment for a week to visit my family, he messaged me wanting to end our contract through flatio, he wanted me to pay him rent in cash instead. When I did not respond to the messages, he kept sending me three to four harmful and unrespectful messages a day; “You dont deserve it. No relationship professional or anything. I will be just waiting the last day for you to leave from my apartment”; “And why do you stay your maximum as one more month anyway!? Dont you have any self respect and self value!” -that’s just an example of texts he sent me. After that, he messaged me saying that I have to move out in three days or he will search through my room with the police. Finally, when I was leaving that place, he threatened me that, if I left him a negative comment on Flatio, he would go to immigration office and report that I stole his address for my residence permit application (in the end, I did not use this adress). I would like to highlight that his only reason for that behaviour was me not responding to his proposition, which seems a little extreme.
Throughout my stay there the host went from adoring me to hatred and complete disrespect towards me. I would not recommend staying there under any circumstances.

Dissapointing behavior from the apartment’s owner:

Due to a personal situation we rented the apartment at Calle Horno for an indefinite period and made our situation clear to Encarni, the house owner, from the start.
She told us repetitive times that “we could count on renting the apartament for as much time as we needed” and we took her word for it.

After having rented the apartament for various months - and having been responsible and respectful tenants, we received a 17 days notice from her behalf telling us that we should leave the apartment.

This message took us by surprise since it was the opposite of what she had previously communicated to us, and it of course created many problems for us given the short time notice.

We paid each and every rent on time, took good care of the apartment and premises, followed all house and coexistence rules to the letter. Thus, it is needless to say that we were treated unfairly by the house owner and that her actions were not only cruel, but also inhumane. We would have expected at least a one-month’s notice.

Other than this it is worth mentioning that the apartment is in a reasonable condition. The village is around 25 minutes from Granada by bus and the bus comes almost every hour (but not every hour), except on Sundays when the bus only comes around 3 times. There are no supermarkets/shops in the village, you can just find two restaurants - one that opens most days in the week and another one that opens like once a week. Therefore, if you are looking for convenience, this is not the best option.

Dúdar is nice with its mountain views and the river passing by, and the locals are mostly friendly.

The house’s neighbor is not the friendly-est though. He complained a few times about “noise” coming from our TV (although it was being played at a normal volume), and he also complained a few times about the kids who used to play in front of the house - also because of the “noise” they used to make. He even threw a few eggs at them once…

The flat is spacious and is in a really nice location.
However, the flat is not well kept and it was increadibly dirty when I moved in. The landlords expected me to clean the mess of other flatmates and was rude to me when I moved out. To note I left the appartment in better condition then when I arrived, so for me its unclear why they wanted put the responsability of the space messiness on me.
So in general if you are looking for an affordable, central place for a short term I can recommend you staying there. Just be expected to lower your standards of cleaniness and support from the landlord.

Kurz vor Einzug wurde mir mitgeteilt, dass es kein Internet gibt – obwohl in der Anzeige WiFi angegeben war. Stattdessen stand nur ein mobiler Router mit SIM-Karte bereit, den ich selbst installieren musste. Die Verbindung war instabil und musste regelmäßig neu gestartet werden. Bettwäsche und Handtücher waren nicht gereinigt, was zu einer schlechten ersten Nacht und einer Hautreaktion führte. Viele Fenster ließen sich kaum öffnen, eines gar nicht schließen. In der Küche fehlten grundlegende Dinge, Fernseher und Kamin funktionierten nicht. Keine Ansprechperson vor Ort. Ich würde diese Unterkunft aus diesem Grund nicht noch einmal buchen.

Der Service und die Kommunikation mit der vermietenden Agentur und den beiden Mitarbeitenden Claire und Ioannis waren ausgezeichnet. Ich konnte mich rund um die Uhr per WhatsApp melden und erhielt sehr schnell und sehr freundlich Rückmeldung. Der Check-in und der Check-out liefen reibungslos per Schlüsselcode-Box. Es wurde mir sogar ein etwas früherer Check-in ermöglicht.

Bei der Sauberkeit und der Übereinstimmung der Wohnung mit den inserierten Fotos gab es jedoch deutliche Unterschiede: insgesamt präsentiert sich die Wohnung deutlich abgelebter als es der frisch renovierte Zustand auf den Fotos vermuten lässt und entspricht bezogen auf die Sauberkeit nicht unbedingt dem nordeuropäischen Standard. Einige Bereiche wie z.B. der Backofen, die Fußleisten, einige Schränke, der Großteil der Türen und eine Jalousie waren stark verschmutzt, sehr abgenutzt oder so beschädigt, dass eine Nutzung nicht oder nur teilweise möglich war. Der Laminatboden war an einigen Stellen aufgequollen. Andere Bereiche wie z.B. der Kühlschrank, die Bettlaken, Handtücher und die Toilette fand ich sauber vor. Aufgrund meiner Hausstauballergie hatte ich allerdings etwas zu kämpfen und konnte nicht ohne mein Spray in der Wohnung übernachten.
Der angegebene Trockner (Dryer) entpuppte sich als leicht verrosteter Wäscheständer, der mit einer Plastiktüte notdürftig an einem Geländer festgebunden war. Der Balkon zur Straße hinaus ist dagegen sehr schön angelegt und lädt zum Entspannen ein. Warmwasser muss aktiv beim Bezug eingeschaltet werden und es dauert dann 20 Minuten, bis es nutzbar ist. Ggf. wäre es hier etwas gastfreundlicher, wenn das Putzteam dies vorab schon mit der Grundreinigung einschalten könnte.

Die Lage der Wohnung ist dagegen sehr positiv hervorzuheben. Die Nachbarschaft ist sehr ruhig, die Schlafräume sind zum Innenhof hin ausgerichtet. Eine Vielzahl von Einkaufsmöglichkeiten und Restaurants ist im unmittelbaren Umfeld der Wohnung zu finden. Die Busstation Galaxias befindet sich nur 3 Gehminuten entfernt (an dieser hält auch der Expressbus zum Flughafen). Die Metrostation Ambelokipi liegt ca. 11 Gehminuten entfernt. Es sind nur 3 Stationen bis zum Zentrum Syntagma.
