Wonder if you could have your property unoccupied for a couple of days or how to minimize these situations? Check out our insights below.
Will there be gaps between leases?
It may happen that there'll be a gap between one guest's move-out and another guest's move-in.
If you wish to minimize these situations, we recommend that you set a flexible rental length for the guests' stays. When there aren't strict limitations in your settings of the minimum/maximum rental length allowed, it increases the chances that your property will have a high occupancy rate throughout the year, as the long- or mid-term bookings can be well complemented by the short-term ones.
Please remember that if you also use other platforms to rent out your property and increase its occupancy, we recommend connecting your calendar with the other platform(s). You can see our guide on how to set it up properly here.
More ways to reduce or fill gaps
Besides a flexible rental length, you can also:
- Set a Minimum stay for short gaps – a lower minimum that applies only when the free period between bookings is shorter than your standard minimum. See Is it possible to set the minimum or maximum duration of the lease.
- Adjust your preparation time – the buffer of nights you keep between two stays. A shorter buffer leaves less unbooked time. See How do I control when guests can book my property?
