Can I offer alternative terms to a potential guest?

Did you receive a booking request that doesn't completely suit you? You don't have to reject it – you can suggest new dates or a new price instead.

Yes. If a booking request almost works for you but not quite, you don't have to reject it. You can send the guest a change proposal – new dates, a new price, or both – and they decide whether to accept it.

This is available while the booking request is still waiting for your decision, so during the 24 hours you have to accept or reject it.

How to propose changes

  1. Go to the Bookings section of your My Rentals account.
  2. Open the detail of the booking request.
  3. Next to "Accept booking request" and "Decline", click "Propose changes".
  4. Fill in what you'd like to change and click "Send proposal".

What you can change

Dates

Set a new move-in date, a new move-out date, or both. Leave a field as it is to keep the original date. The new dates have to:

  • be available in your calendar – they can't overlap another booking or a blocked period,
  • respect the minimum and maximum length of stay set in your listing,
  • start today or later.

Price

You can choose from three options:

Option What it does
Keep the current price Keeps the price from the original booking request and only recalculates it for the new length of stay.
Use the current listing price Recalculates the price from the prices set in your listing right now.
Set a custom price You enter the amount yourself – the monthly rent for longer stays, or the total price for short stays.

The security deposit and any discount based on booking length are recalculated automatically for the new terms. Before you send anything, the "New price preview" shows you the full rent schedule, the total rent and the deposit, so you can see the result of your changes.

Message for the guest

Add a short note explaining why you suggest the changes. The guest sees it together with your proposal, and it makes a positive answer a lot more likely.

What happens next

The guest is notified by email and SMS and has 24 hours to accept your proposal, message you about it, or decline it. If they decline, the booking is canceled, so it's worth explaining your reasons in the message.

NOTE: A change proposal is not a replacement for correct settings. It's important that you always keep your listing up-to-date – both your calendar availability and your prices. Guests book what they see in your listing, and a request that matches your settings is always the best outcome for both sides.
