In this article, you can find out what commission Flatio charges for their services, when the fee varies, and how it's paid.
How much is the Host fee that Flatio charges for its services?
Flatio takes a small commission from each rental payment to fund the services we offer you.
Host fee amount
Flatio charges 5% (+ VAT) for private rooms and 7.5% (+ VAT) for whole properties.
You can always see the amount of the Host fee in the My Rentals web application.
Note: These are our current rates. Flatio reserves the right to change commission rates in the future. We'll inform hosts of any change in this regard.
VAT on the host fee
VAT is added on top of the host fee percentage. The rate depends on your country and tax status:
- Hosts in the Czech Republic – 21% VAT applies to all invoices.
- EU hosts who are VAT-registered (taxable persons) – Invoices are issued with 0% VAT under the reverse charge mechanism. You are responsible for reporting and paying VAT in your own country.
- EU hosts who are not VAT-registered – The standard VAT rate for your country is applied to your invoices. See the EU VAT rates table below for current rates.
- Hosts outside the EU – No VAT is charged.
How to set your tax status
You can update your billing information – including whether you are a VAT-registered company – in My Rentals under your billing settings. If you're an EU-based company registered for VAT, make sure to mark yourself as a taxable person so your invoices are issued correctly in reverse charge mode.
Note: When reverse charge applies, your invoice will include the note: "Invoice in Reverse charge mode. The customer is obligated to fill in the VAT amounts and pay the tax." This means Flatio does not collect VAT on your behalf – you handle it according to your local tax regulations.

Note: Some special territories (e.g. Canary Islands, Madeira, Azores, certain Greek islands) may have different rates or be exempt from EU VAT. If you're based in one of these regions, your invoice will reflect the applicable rate automatically.
