- Open-Plan Living Room & Kitchen: Includes a sofa bed that easily accommodates a 3rd guest within a comfortable, integrated living and dining space.

⚠️ Utilities & Fair Use Policy (Please Read):
To ensure a 100% hassle-free stay, essential utility bills (High-Speed Internet, Water, Electricity, and Heating) are included in the monthly rent.
- Complimentary Netflix access is fully provided for free as an extra amenity.
- In accordance with Flatio's standard utility inclusion rule, all combined utility costs (electricity, heating/oil, water, and internet) are covered up to the platform's standard 15% allowance of the total rent value. Any excess consumption above this standard platform allowance will be verified via official utility bills and charged to the tenant accordingly at the end of the month.
- To promote sustainability, guests are kindly requested to use the efficient A/C units for their daily heating needs and activate the oil heating only as a supplement during heavy winter days.

🧹 Cleaning Policy & Extra Services: Please note that routine cleaning services during your stay are not included in the rent.The apartment will be delivered to you professionally cleaned, and fresh sheets/towels will be provided. Guests are responsible for maintaining the cleanliness of the space during their stay. If you wish to request a professional cleaning service during your stay, it can be arranged upon request for an extra fee of €40 per cleaning.
