Baño: 1 baño completo que será de tu uso exclusivo la mayor parte del tiempo, y compartido únicamente durante las breves visitas de los propietarios.

Seguridad 24/7: Edificio seguro con acceso controlado, vigilancia las 24 horas, portón/puerta con llave de seguridad y elevador con acceso mediante código restringido.
Limpieza: Pedimos mantener limpio el departamento por cuenta propia, tanto de quien renta como de los propietarios. Hay una persona que hace una limpieza al mes, incluida en la renta. Se puede solicitar servicio extra de limpieza a la misma persona con costo extra.

We offer you a cozy private room, while you get to enjoy the entire apartment in complete peace most of the time. We, the owners, are a couple and we travel frequently for work, so we are only in the apartment a few days each month (sometimes longer). You will enjoy the comfort and space of an entire apartment, independently.
We are looking for a responsible, serious and respectful resident who values a peaceful environment and takes care of the space as if it were their own.

Your Room: Private, comfortable and cozy, equipped with a double bed and excellent natural light.
Common Areas: Full access to the living room, dining room and work space. It has an equipped kitchen and a laundry area.
Bathroom: 1 full bathroom that will be for your exclusive use most of the time, and shared only during the owners' brief visits.

All Included: Internet, water, electricity, gas and the building maintenance fee.*
24/7 Security: Secure building with controlled access, 24-hour surveillance, a gate/door with a security key and an elevator with access via a restricted code.
Cleaning: We ask that the apartment be kept clean by everyone on their own, both the person renting and the owners. A person does one cleaning per month, included in the rent. Extra cleaning service can be requested from the same person at an additional cost.
Optional parking at an extra cost (subject to availability).
*Note about services: The services are included under responsible consumption. To promote care of the space and resources, there is a stipulated cap on the included basic expenses; if it is exceeded, the excess is paid separately.

Once you send a booking request, the host is notified that you are interested in their listing. From that moment, they have 24 hours to approve or reject your booking.

If a virtual tour isn't available for the accommodation you've chosen, you can contact the host and ask them if they're willing to give you a personal tour of the rental unit.
In the event that you move in and the rented accommodation doesn't match the information on Flatio, let us know as soon as possible!
If the conditions for the withdrawal are met and the host can't fix the issue immediately, you have the option to withdraw from the lease agreement with a full refund. We'll also actively help you find an alternative accommodation and remain by your side until everything is fully resolved.

How you can cancel a booking varies depending on what stage the booking is in.
Is your booking request still waiting for host approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your booking request, and you are no longer interested in it. In that case, you can still cancel the booking before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the host accepts your booking, the property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved booking and also a valid agreement? In order to cancel your booking, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).

If you cancel your booking 14 days or more before the move-in date, you’ll get a refund of the entire first rent.
If you cancel your booking up to 7 days before the move-in date, you’ll get a refund of half of the first rent.
If you cancel your booking less than 6 days before the move-in date, you won’t get a refund of the first rent.
The service fee is always refundable.
If you send a message to Flatio's Support Team requesting cancelation of the booking ("termination from the start date") within 48 hours after the lease agreement becomes valid, you're entitled to get back all the money you paid for the service fee.
After 48 hours, you're entitled to a refund of the service fee in the form of a "voucher" equal to the amount of the service fee you paid. The voucher can be used for your next booking and is valid for 12 months. If the service fee for your next booking is lower than the voucher amount, we'll issue you a new voucher for the remaining amount, valid for 12 months.
