·: ̗̀►The space
This is a top-floor sun-washed penthouse overlooking Athens’ urban panorama: wide swathes of the metropolitan basin and the mountains that cradle it. From the bedroom balcony you can gaze at Lycabettus Hill and the Acropolis, and perhaps even hear the Muses singing to you.
The apartment’s interior measures 42 m² and consists of an air-conditioned living room and bedroom, a fully equipped kitchen, and a bathroom with a rain-shower.
The apartment also boasts a 20 m² glass-walled veranda, perfect for dining, gatherings, and above all for creative work in the open air. Tradition holds that Socrates, Plato’s mentor, taught outdoors so the mind could breathe freely. Follow his example by scrolling through your morning e-mails in the sunshine, or by setting a laid-back dinner for new friends as the city lights begin to glow.
A further 5 m² open deck invites sun-bathing breaks.
The flat was designed to offer comfort, leisure, and inspiration, born of a deep love for Athens’ urban character and vibrant cultural life: its exciting galleries, its many open-air cinemas, and its lively fringe-theatre scene. We, the owners, are available not only for any practical issue but also to provide recommendations for authentic local experiences that ordinary tourists often miss.
: ̗̀► Perfect for longer stays
The space is designed for guests who want to settle into Athens for a while: work comfortably, cook at home fresh ingredients from the farmer’s market downstairs, do laundry, enjoy morning coffee in the sun and build a daily rhythm in the city.
: ̗̀►Remote-work friendly
Fast Starlink internet and a height-adjustable mobile desk make it easy to create your workspace wherever you feel best: in the living room, on the veranda, or even from bed on slower mornings.
: ̗̀► The neighborhood
The flat is set in Akademia Platonos - Colonus, one of Athens’ oldest, history-soaked neighborhoods. Here, in a grove of olive trees, Plato founded his School of Philosophy in 385 BCE. Here, too, Sophocles imagined Antigone and Oedipus seeking refuge and facing fate with dignity in the Oedipus at Colonus play around 400 BCE. A few minutes’ walk away lies the historic park that has formed the heart of the district for 2,400 years.
Today, the neighborhood remains local. It is the kind of place where dessert arrives on the house at a family taverna, and a quick morning coffee can unexpectedly turn into a long conversation over tsipouro with the owner. You may meet the occasional tourist, but you will not stumble into a tourist trap.
On Wednesdays, a nearby street is closed to traffic, and becomes a farmers market.
There is a supermarket and two pharmacies directly beneath the building. Any other service you might need is only a few minutes walk away.
The neighborhood is lively and welcoming throughout the day and evening. Its squares and the streets around the park are lined with cafés, tavernas, and local businesses that stay open late, with residents gathering for dinner, drinks, and conversation while children play nearby.
: ̗̀► Getting around
Reaching the Acropolis, Lycabettus, or any other point downtown is quick. A bus passes beneath the building every ten minutes and brings you to Omonia Square and Metaxourgeio Square in ten minutes, or less.
Two metro stations are also nearby: Metaxourgeio and Larissa (which is also the inter-city rail hub for destinations such as Thessaloniki, the Peloponnese, and the island of Evia), each no more than a twenty-minute walk from the apartment.
: ̗̀► Good to know
The flat is in a real residential building with a warm local community. Many residents have lived here for decades and care deeply about the building and the neighborhood.
The elderly lady you may meet while waiting for the elevator is the woman who built the building in the late 1970s. She is a beloved and respected figure among the residents.
Guests have full privacy and independence, but we kindly ask visitors to remember that this is not an anonymous hotel building, but a small, friendly local community. This is a real local neighborhood, not a hotel zone. If you wish to explore and understand Athens from the inside, you will probably love it here.

Athens' center is very tight with parking, however, in the area of this apartment, one can find free street parking quite fast and in a reasonable distance from the property. Yassou!

Every time you rent through Flatio, you're automatically covered by our StayProtection package.
By booking this property, you'll also enjoy extended protection in the form of Stay Benefits - a unique offering backed by AXA! Here's what such packaging includes:
Once you send a booking request, the host is notified that you are interested in their listing. From that moment, they have 24 hours to approve or reject your booking.
Hosts are mainly interested in the profile of their guest. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your booking will more likely get approved.
You can take a look at the contract in advance and online with every listing. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the hosts on Flatio.
Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the host and ask them if they're willing to give you a personal tour of the rental unit.
In the event that you move in and the rented accommodation doesn't match the information on Flatio, let us know as soon as possible!
If the conditions for the withdrawal are met and the host can't fix the issue immediately, you have the option to withdraw from the lease agreement with a full refund. We'll also actively help you find an alternative accommodation and remain by your side until everything is fully resolved.
You can read the conditions and all details about our Move-in Guarantee in this article of our Help Center.
How you can cancel a booking varies depending on what stage the booking is in.
Is your booking request still waiting for host approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your booking request, and you are no longer interested in it. In that case, you can still cancel the booking before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the host accepts your booking, the property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved booking and also a valid agreement? In order to cancel your booking, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
