How much do medium-term rentals cost?

1. july 2020 · 3 minute

Medium-term rentals, or rentals for a few months, are the type of rentals that those interested in housing will look for when they want to go on a study stay, to work stay, experience life on their own, or get to know different places and their cultures. This type of rentals combine the best of both, short-term accommodation (apartment equipment, internet connection, etc.) and long-term accommodation (rent based on a contractual document), so they are ideal when housing applicants want to rent accommodation without worries. At the same time, landlords will earn an attractive income.

If you have decided that you are the ideal candidate to rent (or rent out) housing in the medium term, you are probably wondering how much those rentals cost. In general, it can be argued that rental prices are lower than for short-term accommodation (on average by 25%) precisely because of a longer stay in rented housing and fewer worries about caring for the apartment (from the owner's point of view). However, rents are higher than for long-term housing. Why? In all probability, you will rent housing for 2 to 3 months, not for a year and longer, as it is usual for long-term rentals.

The higher price also reflects the fact that the apartments are fully equipped, which is not standard for long-term accommodation (it is usual for owners to rent empty apartments, which the long-term tenants will equip according to their taste). And equipment, including internet connection, are the main arguments why rental prices are higher - applicants for a medium-term rental can only pack their luggage with personal belongings and do not deal with more. Upon arrival at the residence, tenants do not have a hectic month while looking for a bed, chairs, table and everything else needed for their stay. In addition to all this, they have a lease based on a lease agreement, which is advantageous for both parties!

However, a monthly rent is not the only cost (or income from the owner's point of view) that a medium-term lease entails. If you want to get a rental really carefree and with everything, it is quite likely that you will use the intermediary services, to whom you will pay a fee for the services provided. However, while it may seem like money "wasted", it is not. Most intermediaries offer added value for this fee, which you would hardly find when renting directly from owner (to the tenant).

For example, Flatio offers to its (potential) tenants for a low service fee, that can be found in the reservation section at every offer detail, these:

  • online process of getting a lease,
  • verified offers with virtual tours,
  • safekeeping of money in a Flatio collection account until the moment of handing over the housing,
  • online customer support,
  • no deposit,
  • alternative accommodation in case of problems,
  • lease agreements between the owner and the tenant, which are signed online,
  • etc.

On the part of the owner, for a low commission (7.5% + VAT) from each rent received, it offers:

  • free advertising,
  • online web administration for professional rental management,
  • the possibility to freely decide whether or not to approve the incoming reservation request to the person interested in housing,
  • saving time and financial costs due to the absence of personal visits and less rotation of tenants,
  • Damage Coverage Guarantee up to CZK 250,000,
  • lease agreements concluded online directly between the owner and the tenant,
  • friendly customer support available throughout the collaboration,
  • and much more!

Therefore, if we should answer the question "how much do medium-term rentals cost" once again, the answer will unfortunately not be completely clear. If, as a tenant, you rent housing directly from the owner without an intermediary, then the medium-term rental will cost you about 25% less per month than the monthly rent for short-term accommodation. If you decide to use the services of an intermediary, it is necessary to add a mediation fee in the form of a one-time service fee to the rent. Owners of medium-term rentals will probably pay a commission from each rent received (in case of using the services of an intermediary), the cost of cleaning the housing after the moved-out tenant, or one-time costs of furnishing the apartment (it depends on whether he currently rents for short or long term).
