Does Flatio provide a rental contract template or do I need my own?

The article was updated on 7. 6. 2024.

In this article, you can find information about the lease agreement Flatio provides you with, and learn about its basic principles.

Flatio provides all landlords with a uniform lease agreement in multiple languages (you can view its template here) that is suitable for all rental types.

It's generated from the information that you and the tenant provide us and needs to be signed by both contractual parties. Landlords sign the lease by accepting a reservation request, whereas tenants sign it online via an authorization code sent via SMS, after which they need to upload a copy of their identification document and submit the first rental payment for the lease to become valid. Thanks to this system, the lease can be signed securely from anywhere in the world.

Flatio lease agreement is unique and is always by all laws, so it provides the necessary legal certainty to you and the tenant.

Here are its most essential principles:

  • The lease agreement is concluded for the lease period you and the tenant have set. This is the date range for which a booking request was created by the tenant and approved by you.
  • It is the same for all Flatio landlords and is in full compliance with the laws of the country in which housing is rented through Flatio.
  • The lease agreement guarantees the credibility of the presentation of the property you have listed on Flatio. Thus, potential tenants can rely on the fact that the property actually looks the same as we have presented it on our portal. If this is not the case, the tenant is entitled to appropriate compensation (a refund of the rent, including fees, and a full reimbursement for a hotel stay up to 7 days).
  • The rental agreement can be comfortably extended. If there is mutual satisfaction and the tenant wants to stay in housing longer, the rental agreement can be extended. The lease can also be easily terminated if necessary.
  • With rental prices which include services (costs for utilities and internet connection), there is a minimum administration in the transfer of housing. Energy is billed only if it exceeds 15% of the monthly rent, so you don't even have to worry about the extreme consumption of your tenant.
