Once you send a booking request, the host is notified that you are interested in their listing. From that moment, they have 24 hours to approve or reject your booking.
Hosts are mainly interested in the profile of their guest. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your booking will more likely get approved.
You can take a look at the contract in advance and online with every listing. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the hosts on Flatio.

How you can cancel a booking varies depending on what stage the booking is in.
Is your booking request still waiting for host approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your booking request, and you are no longer interested in it. In that case, you can still cancel the booking before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the host accepts your booking, the living space is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved booking and also a valid agreement? In order to cancel your booking, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
Let’s start with the apartment. The photos are pure deception and have nothing to do with reality. The room is handed over in whatever filthy state the previous tenant left it in. The kitchen, bathroom, and toilet are dirty and rancid. When I moved in, there was already mold behind the sink, which says everything about the level of care taken here.
The refrigerator randomly leaks water, leaving puddles on the floor. The shower head is broken, spraying water in all directions except where it should. There is no mailbox, no doorbell, and no nameplates — basic things you would expect in any functional apartment. The room door has a glass window, meaning zero privacy unless you cover it yourself. Even after insulating the door with special materials, the soundproofing is still completely inadequate: you can clearly hear the toilet flushing and every single movement in the kitchen. Relaxing in your own room is simply impossible.
Heating deserves its own special mention. The regulator in the room is rusted and stuck, so you cannot control the temperature. The only way to regulate heating is via the bathroom, which means either you sweat like crazy, your roommates freeze, or you sleep with the heating blasting and the windows wide open. There is no reasonable middle ground.
And these are just the problems with the apartment itself.
Now to the landlady — or rather, the complete absence of any real landlord responsibility. I repeatedly tried to report these issues. The messages are read, but responses come extremely late, if at all. Communication is a disaster. She barely understands English and is apparently unable (or unwilling) to use a translator, which makes the delays even more absurd.
On October 15, I sent a long, detailed message listing all the defects. After weeks of following up and practically begging, I finally managed to speak to her on November 14. She openly admitted that she couldn’t even remember the last time she had seen the apartment in person. I was then promised that by the end of November the following would be fixed: a new toilet and floor, a repaired refrigerator, a new bathroom floor and bathtub, a mailbox with keys and nameplate, and a replaced heating regulator.
I am writing this at the end of January. Unsurprisingly, almost nothing has happened. The toilet was eventually repaired, and I was told the bathroom would be next — but at this point, promises are meaningless. You can safely assume that every promise will be delayed by at least two to three months, if it happens at all.
To make things even worse, the landlady doesn’t even live in Prague. When something finally starts moving after endless delays, you as the tenant are expected to chase third parties yourself.
P.S.: Just to be clear about the noise situation: both current roommates have children who temporarily live in the apartment, meaning it is rarely occupied by only three adults. If you think this will be a quiet or peaceful place to live — think again.

We couldn’t flush anymore. We texted the host, but she didn’t reply at first. Later, she gave me a number to call, and I had to organize the repair myself, which didn’t work because the person never answered. After a week without a working toilet, I managed to fix it temporarily… then it broke again. Once more, the host didn’t respond or seem to care.
She also told me she would bring a new kettle but never showed up. When the dishwasher broke, she ignored my messages on Flatinos and WhatsApp for several days and she never fixed it.
One night, when I was home alone, someone banged on the door around 9 PM. It turned out to be a new tenant, but we hadn’t been told anyone was coming, so we didn’t know we were supposed to let him in. You can imagine I was a bit scared there.
The area around the apartment is really nice, though. There are lots of cafes, and both metro and tram stations are really close.
